I picked up a part time job doing delivery for a pizzeria, and while the people around me are laughing at me because they see a 30 year old delivery guy, they do not know that I took the job to not just make extra money to fund my marketing but to also be able to drive for dollars and get to know my surrounding areas.

Also, driving for dollars is another great list.

Maybe I'm looking to deep into it and should approach it as I normally would..?

You are about to take a drive from a starting point, to and through areas you are unfamiliar with, having a specific destination in mind, and financial restrictions, as well as expected, but unknown obstacles in your path. 

What are rents, what are operating expenses, what is the cash flow, what is the occupancy, is there room to drive value through rent increases or reducing expenses?

Doing so can easily provide tenants to move as soon as they find 'cheaper' housing, and thus drive up your costs.
