Would love to connect there are some great deals in western Pennsylvania.

My area inventory is about 1.6 months and not many great deals for flipping.

The only issue I can see by initially circumventing your agent could potentially be "cut out" of the deal and/or their commission when you do end up writing an offer because the listing agent could argue that your agent was not "procuring cause" for your interest in the property since you contacted the listing agent directly and began negotiations. 

They get into deals that they couldn't have gotten into previously (without using their own money or their own credit), and I get into deals that I wouldn't have gotten into previously either. 

What crime analysis app do you use when analyzing deals and are unfamiliar with the area?

It's turned out to be quite a good deal for us both, as they are paying all utilities, some maintenance, and have even contributed to some cap ex in exchange for a multi-year lease. 

They have helped us make about $2mm on the deals they have brought to us.  

It wasn't a good enough deal for us to take down so we listed it for her and found her a buyer willing to assume the loan which allowed her to get way more for the property than if it was being sold in as-is condition.
