Miami is the 2nd fastest growing metro in the country right now - (behind Dallas), so unfortunately, it just comes down to being a highly competitive environment out there right now - as I'm @Andy Collins can attest to.

To add to that a bit the house looks great when walking in and from the outside, but it has no back door- only a side door that opens onto a cross street.

My wife is from NPR originally, her parents still live in River Crossing, and we attend church weekly in the Trinity area, so I am somewhat familiar with the area.

We're based in and do most of our work around Sacramento, but I've done projects all over the country.

I'm obviously new to the BP family, and look forward to making connection while learning and also reading the many different stories/info shared within the forums.There seems to be a plethora of information of sharing from all over the country, which is fantastic!

But I know that I might have to expand my sights to areas outside of the New York City area to places across the country or within a couple hours drive of where I live.I will not buy a property that doesn't "make sense."

There are other parts of the country that will provide better CAP rates and more friendly landlord laws etc.

I figure if a student has enough money to come here from another country to study, he can probably afford his rent.

There is a reason that landlords have a lousy reputation in this country.
