As noted above, immediately removed some (3) severely submarket rent tenants, then marketed and remodeled the vacant space, and brought in new (and converted an existing) tenants at market rates.

I got a pretty good deal on a 2 unit 1 lot property.Front home is 3/2 in current setup, 2 livbing areas, garage converted poorly to a room, kitchenBack is 1 bed, bath, living and kitchen unpermitted From what I have been able to dig up to get the back strucutre permitted, I need 2 parking spacesa gas meter get unit up to building code either site map or engineering map ( what would be difference other than costs?

It did not meet our cash flow objectives if we converted it to a rental in the future.I'll add as well that we are beach people, so we found the opportunity cost too high in potentially missing a better location in that regard.Thanks again for taking a look!
