Build a team of contractors by getting two to three estimates for repairs.

I only use listened and insured people for most of my work.

I'd primarily be looking for candidate properties through my Agent/MLS and also off market properties available via wholesalers in the area.As I begin this process, I will building my team and will be looking to get referrals on general contractors, a lawyer, and title company, as well as networking here on BP and at local meetups to find possible sources of capital, JV partners, and potential off market deals.   

Lending seems to be loosening up and a pre-qualification letter can help you.The primary Team members are Attornies, real estate Agents, CPA's (or accountants), Inspectors, General Contractors, and Handymen.  

Later on with a contract or LOI, ask for this years month-to-date.

Hello,I'm currently looking for a general contractor for a rehab.  

You'll also want to verify that it is 100% FDIC insured or you'll still be at risk with even the most aggressive bonding. 

Does anyone of a good list of contractors that they would be willing to share?  

Or do you have the cash and connections to hire contractors to help you flip?

JOhn,  title companies are NOT in bed with any agent they are netural.. if they showed favoritism they could be in deep trouble from the insurance commission... you may want to check the contract most of them have a mediation clause for this very reason.if you don't come to a conclusion the title company will file an interpleader with the court and send the money there.. and you guys can duke it out there..
