The commercial route will allow you to jump on the great deals and have less concern of pushing your personal financial situation into being over leveraged, if that is something you are concerned about. 

It is other investors (professionals -often sharks), who would be my concern in a deal like this.

My understanding is that thickness would need to be higher on straw and without treatment, you have fire or mold issues to be concerned with.

The concern with some lenders is frankly the loan officer sucks and it takes more of my time to manage them than it does the transaction.With that said, if the loan officer is popular in the real estate community, it can help.
