My daughter has moved down there and I just retired.It seems I can get into a decient property with a 1% rental and good schools for about a 1/3 of the cost in my area.Just trying to figure out how complex I'm making my life. 

Should i start with 3 unit or 4 unit buildings and grow from there, or should i start straight away with commercial residential real estate and look at much bigger buildings (even apartment complexes)?

Also, the house is located in-between a brand-new, very nice apartment complex on one side, a just completed expansion of a nice assisted living facility on the other side and quality brick townhouses behind it.

It is worthwhile to get your hands on a couple of the leases from the Big Box rental complexes.

In addition to the boiler plate rules, I have a specific set of rules for each property based on it's quirks/features.2) Since I have PDF copy of everything, I also email a link to a dropbox file with all the documents to that property & their lease for their reference (rental agreement, house rules, utility info, appliance info, etc).

I had suggested that we all use the same property manager and at least give the street the appearance of a cohesive complex, rather than 13 individual buildings.
