Hi TrevorI'd suggest it's tough to get into private lending at the $10k to $25k level.There are plenty of borrowers at that level, the problem is the fixed cost of closing a loan.

The reason is instead of steady college degree type jobs the type of tenant is more unstable with income working 2 to 3 jobs or lower end professions etc.So I would ask what you goal is with this and how much time you have to invest in such a property??

Bullet points of your experience level (# of rehabs, wholesale deals, # of units you own) Don't fake it, if all you have done is be a real estate agent and not done any of your own deals, then highlight that you are an experienced agent with a good understanding of your market.
