I realize you are in CA and I am in CO, but I am willing to go the distance of traveling back and forth as needed to learn directly from you, but of course, I am willing to work for free and help in anyway I can.  

If your rental is smack dab in the middle of UMD campus than you might be limiting your applicants to much and need to stick with the college students (maybe consider a cosigner though for financially weak applicants).  

Also, if you know of any bank or lender in Colorado that does interest only or partly amortized loans, that would be even better.
