In the past I have usually held only one client at a time, in 2019 it is my hope to grow and take on multiple clients in order to make this side job a career.

I have multiple investor and realtor clients that I help with projects.

I frequently have clients who ask for me to write in "or assigns" after the buyer name to make the contract assignable and I typically think it is a redundancy, but also think if it makes the contract more clear to all parties so that there are no surprises once under contract then its beneficial.  

Not surprisingly, they may fire certain clients that take too much time - or when they know they screwed up.  

@Jacob Lindsey - I think this is an awesome idea and I recommend it too all my military clients.

in Jackson its the RIG meeting once a week.. keep in mind though advertising a property you dont own in MS is not legal.. its done every day but if someone turns you into the department of real estate your going to spend some money defending yourself.I had a client in MS.. now granted he was a volume player in the turn key space but he would advertise his BRRRRs before he owned them. 

Most properties I have leased to clients have focused more on pet deposits (or pet fees if non-refundable).

Look at about 1,000 STNL/MTNL a week for clients nationally.
