Get the decision-makers or influencers some cash and their ear.. then lastly, there's bumping up the purchase price if it makes sense..3) Tighten/eliminate contingencies to your comfort level, shorter close4) Offer a small non-refundable deposit, to show them you're serious about it, and not just fishing around, with no money on the line5) Provide asset statements showing you have plenty to cover it, even if you don't plan on going higher or even paying cash..6) Send a letter with your asset statement demonstrating your track record, your plan, cash to do it, that you're comfortable so far etc..

By the way, I was a FL licensed RE Broker at that time.One of my friends at a title company was closing--wholesaler flipping the contract--and the seller was there, figured out what was going on, went out to his car and came back with his Glock.I have 'wholesaled' houses in FL, but always I closed the contract, and either same day or shortly thereafter, sold at higher price to buyer.

Fast forward to today - our detached two car garage has almost been finished into a permitted, quite awesome, ADU - 1 bed/1 bath.

Since then  have "graduated" to doing commercial work in multi-family, retail, claims and identity verification.I get to see classic cars, like a 55 Chev Belaire, 69 GTOs and 68 Z28s.
