Happy almost Summer BP Community,I'm reaching out to tap into the collective wisdom of the community as I look to expand and accelerate my rental business using the BRRRR strategy.I currently focus on buy-and-hold investments in small multifamily properties (2-4 units).

Carlos - Not sure what size multifamily property you're buying, but I recently used Hemlane (national broker) for a quadraplex and was very happy with their service.

I would be worried about the buyer's agent from the property you didn't buy  expecting to be paid commission on the property you did buy.

It means you buy a place with more than one unit, live in one, and rent out the rest.

If you can get that main piece off in one piece, it could be re-cut.....but then you have to find a buyer who wants that exact color/style instead of going and buying their own..... there are so many cool products out there nowadays, even pre-finished.

I could not have normally afforded to buy in this neighborhood without purchasing a distressed property.My plan was to house hack one room for a year.

Buy a property as soon as you can.

Even if you wont buy that property you could always find the end buyer and make some money along the way. 

Some people think that they can just buy a mop and bucket and then they call themselves cleaners because they think it is easy to do.
