I am starting to build out a site to help with an agent's lead collection and online brand.

I have a commercial office building under contract for 375k with 75K down. i have tried conventional, private lender/ hard money.Everybody  says it is a rural area of only 1700 people year round but it is a Tourist town.

But if it feels like it's bleeding you dry and you are in a place to hold it to wait for either rental rates to go up or for the appreciation to build a bit more, then yes, I'd go ahead and sell.

Estimates we are getting from the contractors to build in 2 legal units is between $110k-$150k.

Why would a successful agent spread themselves even more thin and have to build more systems around another thing?

The capacity exists to build hundreds of thousands of homes per year that directly benefit low-income areas. 

I also started working at a part-time job recently to start building an income history, get a W-2 form and receive paycheck stubs, which are necessary things to have to get approved for a mortgage. 

If you do not build homes to keep up with population growth, it makes the existing houses unaffordable by restricting supply and stoking demand.

You will also gain valuable experience that you can leverage for other opportunities.I hope this helps and good luck on your journey!

If you hire an inspector, don't use their person to scope the sewer, find a local reputable plumber, they may know the history of the area and or the building.
