Case in point, here are highlights from the October 2020 Central Texas Housing Market Report just released by the Austin Board of REALTORS®:Closed sales in the Austin-Round Rock MSA were up 29% year over year and up 22% in the City of Austin proper.The median sales price in Austin was up 13% year over year to $441,250 and also up 13% in the greater metro area to $365,000.Inventory remained critically low, dropping 1.2 months to 1.1 months of inventory in the MSA.

I was riding high on the back of a new promotion and the large bonus I just received from Cisco Systems.

I thought i was getting 1 loan umbrella with 3 properties but instead what i found out what they were going to do was, pay off 2 of my rental properties loans using the equity of 1 rental property with the highest equity. the total amount of principal & interest i pay right now between these properties is $1779 per month (rounded up) and if i do this refinancing, my mortgage on 1 rental with alot of equity will be $1457 per month (rounded up) while the other 2 rentals are paid off.

Or if you sell and buy a new asset in the same year, you can sometimes use steep bonus depreciation from the new tax law to generate great tax deferrals without a 1031 exchange.

For me, it's worth it for the flexibility and as a bonus I actually ended up making more money last year than this price because of its flexibility with late fee rules.  

Here's the reason for my personal expectations with inventory...We appear to be rounding off the bottom of our inventory range.

If you get the deal, then you can apply to get the taxes lowered and that would be a bonus.  

There is an additional bonus space in the attic complete with bathroom and kitchen.

I have had no problem receiving my county tax auction deposits refunded but takes about two weeks after end of auction before they get back round to do refunds.

Offer them a bonus if the sale goes through.
