That's too big a risk and too much money to tie up for a 30-40k return (if you can even reno it that cheap).The house in the pic above will bring in probably 140-160 if done correctly because it's in a decent little nook right by the park but go east 2-3 block and you're in a very sketchy part of town which drives a lot of people with money away.
