NOI is the number that you want to care about MOST ... with MFH it’s important to understand all of the costs .. like water bills , electric bills , maintenance, tax bills, trash service etc .

If you loose your one tenant you pay the bills and your return on investment suffers a great deal. 

.- Watersense or other water conservation methods with showerheads (the biggest drain on water bills other than leaks and loos) are often cheap and easy ways to reduce the bill with little to no impact on the tenants' lives.- LLC name can be anything you want, but I'd certainly think purchasing this and holding title as an LLC makes sense for a 14-plex.   

All he cares about is getting his money back and we just split the mortgage and bills in half but that just doesn’t seem fair to me.

Additionally, there are bills on the floor in Harrisburg that will be voted on this year to drastically change the school tax setup and expand the homestead availability.

And I have my own bills to pay...including for the property you live in. 

@Samuel Kowalsky look at your property tax bill it will generally have a breakdown for you.
