If it says, "tenant has use and possession of the building that happens to be located on 123 Fake St" you may be safe to subdivide.Regardless, I would start the process to subdivide, and if it is completed before their lease is up, have a frank conversation.

As for showing the property, I think that is something that you should not show until the existing tenants are gone just to be safe and cover yourself.

Unless it was a job only I knew of...They sound like motivated people and unfortunately their best bet may be unemployment Insurance for now.You are doing them a tremendous service by working with them- do not frustrate yourself trying to find jobs that don't exist right now.
