What is the best thing to start with as a beginner with little to know money down, Commercial Real Estate or Residential Wholesale Flipping?

Three things I would recommend, if you haven't done so already, 1.read the "ultimate beginners Guide" on this site2. if you're going to be rehabbing read J Scott's book "The book on Flipping Houses".  3.

Wondering if anyone has any great resources for a beginner, especially concerning what areas are worth upgrades and which aren't.

I am a beginner to REI.

The Podcast, Blogs, forum, events, and books that are available are truly an amazing treasure.If you don't have any experience with REI like I did I would highly suggest starting out with the Ultimate Beginners Guide its free and written by the amazing Brandon Turner.  

Read "The Ultimate Beginners Guide to Real Estate Investing."

Furthermore I feel that the profit margins in REI are very slim for beginners not only due to the market being very competitive, but because we are going to make some mistakes that more experienced investors will be able to avoid.
