I'm planning on my yellow letter campain.

That involves consideration on forming a legal entity that you might have to hire someone to advise you,  figuring out your financing that you pe-qualify for and get a loan letter from the lender that will help you and give the owner a comfort level, and a new business location that is convenient and has minimal distractions.

I want to build a list and send out letters to owners for properties I would be interested in. 

P&I monthly payments.2.     6.5% (prime plus 2.5) for 36 months then adjusted, 20 year amortization. 5 yr balloon.

Send them a yellow letter saying that your interested in buying their property.

@Ana Barreda I would seek an attorneys guidance on what is truly the letter of the law.

If  you use the @ and the beginning letters or just the @ (wait for the list) then you can choose who you wish to tag.

Terms were 90% LTV, 5% interest (he is happy to get more than 1-2% in CDs) and a five year balloon (He is not interested in commiting to longer than that at this stage if his life right now).

Not sure how I would feel if I had gotten divorced and got your letter, but hey, I'm not everybody :)
