My neighbours sold their house 6 years ago, new ones have an unlicensed daycare... probably 20 times I’ve had my dogs in the backyard (they’re inside dogs mainly) and had to go get them because kids are sticking their fingers through the fence etc.

You need to remain at arm's length (eg, avoid any possible conflict of interest with the tenants such as you are an employer and the tenant pools are your employees), you don't live in the area, you don't have the time to manage the unit, or you simply don't want to manage it.

In a lot of locations homes may have had power turned off and thus sump pump is off and you have a pool on the basement and a penicillin farm (mold) throughout the house
