If part of the rent is applied towards purchase price the tenant/buyer has just acquired equitable interest in the property. 

Is this generally discussed when the contract is initially being discussed or when the tenant buyer is ready to close (after the lease term).I would really appreciate any guidance you all can offer.Thanks

The mortgage can be assumed, paid off by buyer or seller, taken “subject to” etc. very important to make sure everyone is aware of this and how it will be handled.

The idea is that I try to find a buyer and sell the RE which is already either online or offline advertised for being on sale.

Today, I'm assigning the contract over to the BUYER, but he's suggesting on signing, getting it notarized and then sent back to me.

Not that a buyer couldn't hire their own - and some hire a different one than the one already in place with the turnkey seller.
