The contractors I use are proud of their work & happy to show the right way to do things and educate me on how to spot issues, code changes, new products, etc. 

No you aren’t titled to anything, except the deposit back, that’s it.

Also most of these properties qualify for a 203k loan which is an excellent loan option for an owner occupant though these loans aren't without their own set of hurdles and red tape.

You may have a hard time refinancing if you don’t have the income to support the refinance loan, if that’s the case that could be another reason people aren’t biting

The types of loans being given out now aren't nearly as crazy as they were.

Most of us on here aren't building enough units to change a market so we have to look what is our best bang for our buck and in most cases we do better off by not building affordable housing.

Keep educating yourself and making connections and don't let yourself or the lenders stand in the way of your success.

I personally have pretty much given up on references; it's an additional hoop for applicants to jump through, which can help weed out folks who aren't really that interested.
