There are clearly some issue with doing a copy paste of how Citadel operates and applying to single family homes.

Second issue - I accepted that I would have to refinance the line of credit again after 12 months, to unlock the additional equity in the home, (hesitantly) and applied for the heloc with BB&T who was offering 90% LTV & was actually DENIED because "my debt to income ratio was too high".

@Joe Norman since the agent is the owner, this is a FSBO, so no listing agreement and therefore no violation of Clear cooperation would apply I believe.

I'm considering partnering with someone to buy a larger property (8-12 units), I'd use it as a primary residence but not sure if the lower down payment would still apply in that case.

Junior,When you apply you let the bank/lender know your wanting to do teh 203K or Fannie Mae Rehab loan. 

Will the bank set up an appraisal or is this something I should take care before applying?

My recommendation is to just save the money you would spend on extended warranty coverage and apply it to hiring a professional service company that you researched and vetted yourself, once you need a repair done.Hope this helps.Ken
