What makes the deal a little more complex is that 2 properties are SFH, 1 property is a commercial building, 1 property is a MFH, last one is a vacant lot. 4 properties are in a row and the last one is on the other side of the street (L) shape.

For example, think of a "mirror-like" duplex, but remove the range from the one of the "kitchens" (still have a fridge and sink in both "kitchens"), and add a door that connects the two units, that way you can say that it's still a part of your house.

On a per unit basis its easier to explain... if you can tie the individual apartment unit remodels to expiring leases then you may have a path to reducing your mortgage (by increasing your rental income).

I believe the 1.3M was assigned something like 800K in land value and 500K in re-design and physical improvement cost (we had an approved but not yet built 45 unit apartment addition to the existing 135 units which required design revisions).
