The reason i asked is because i advertised looking for deals to refer to my buyers and i would split my fee 50/50 with the person who sent me the lead, then the agent contacts me and says they can send me leads on properties so now i'm wondering how would the payment agreement work between us.

There are lots of rules of thumb, but if one person is overseeing maintenance, rent collections, late collections and evictions, bickering tenants and PR, advertising, showing units and just overseeing the cleaners/painters, that 40/45 seems to be a threshold to start putting on some help.

You must factor in vacancy, capital expenses, repairs, evictions, legal, advertising, accounting, etc.For a 4 unit property, the easiest way to calculate your cash flow and your max offer is this: If gross rent = 2,000, then max offer should be $100k.If gross rent = $2k monthly, your expected monthly expenses (including capital and vacancy) should be $1000 (50% of gross)

a few quick ideas off the top of my head....advertise..signs and a website would do wonders...get on yahoo, google, that way you come up when people search "property managers rhode island"...you get the idea.

not sure how much money you need for your next purchase, but you cuold advertise the heck outta it with owner financing and seller finance (try to hit all the key words on craigslist) and take the biggest downpayment you can get...you could put a balloon on the loan so you end up getting your money soon anyways...

And be sure that seller provides you with a paid tax receipt.If I were you, I'd write up a contract with the seller giving you a specific amount of time to have the mobile moved (30 days) in which during this time you advertise the mobile and flip to end buyer.
