If that's an accurate summary, then you should serve them a 3-day pay or quit notice AND a 30-day notice advising them that you are ending the tenancy.

You can still run a CAP rate because the formula remains the same, but just be aware that no other investor or lender is going to take that as the true value of the property; rather, the value will be based on comparable sales.Cash on cash / bottom line cash flow (after debt service and all expenses) is a more accurate analysis for smaller multifamily properties.

If you are just guessing on rehab amount and ARV and don't have contractors giving you up to date figures and using accurate comps, than end buyers will not look any further.

I'm no expert on the Kansas City market but it sounds like you'll be buying these properties around an 11% cap rate as long as the seller's numbers are accurate - which I'd consider a very solid deal!
