But consider the following list of household expenses that could legitimately be expensed:- rent (if you use office space in your home you can take a percentage of your home mortgage / value)- cell phone- lawnmower- tools (home improvement tools, obviously)- computers- software (although really there is a lot of great FREE software out there if you know where to look... but that's another topic for another day)- internet connection- vehicle (but be VERY careful about this if you plan on doing it)- gas for the lawnmower- business lunches... and more.

That's fair and reasonable to me.Meet with the prospective tenants face to face when possible and ask questions related to their work, their past living circumstances, their pets, their vehicles, questions that make you feel comfortable that they will take care of your property and pay the rent on time.See the post about Craigslist in this forum for ideas about tenant locating websites.

Later....An Nick, you don't have to carry any ID, unless you're driving a vehicle, but if you leave the country, say Europe and a cop asks for you passport/ID, if you don't have it you go to jail and don't get to pass go!

We simply didn't have the time to be tied down to the renters who needed to be trained on how to use it, ask a zillion questions, make sure their vehicles could tow, maintenance issues, etc.
