A good mgmt company would have screened the tenants better, had grounds keepers and/or patrol. 

I though You can only get one application at a time, and If they not qualify then you can screen you next application.

HOAs generally cover screen doors, but not stuff like your deck furniture.

Much quicker and NOW all properties are equal, and you haven't incorrectly screened out good properties since you think any property at a 13% cap is "good".

I frequently replace cheap screen doors with security screen doors.  

My plan was to take pictures and post it on Postlets (which in turn posts it on Zillow, Triulia, Craigslist, etc) and do the screening myselfHowever, my Realtor kept saying that he can get better results because he has the ability to post it on MLS.

Now, when I say professional baseball, I'm not the guy on TV making multi millions.  

This includes a fully furnished apartment with flat screen TV, sofa/love seat, full kitchen with upgrades, desk/bed in each room with walk-in closets in each room.  

I would assume for future tenants I can screen for and can deny housing because of this.

All negatives go to analysing a individuals personality and must be considered when screening.
