Although it was built in 1958, the bones on this Quad were solid and the risk of any major capex was quite low (knock on wood).

Where I’m having trouble is getting a solid $/sqft for that downstairs space as downtown rents are all over the place.  

For example, some agents have asked me to be preapproved by a lender, I assume they want to make sure I'm serious and not wasting their time.

We can't predict the future, but if you look carefully at the growth data it’s pretty solid to support that Boise/Meridian is going to see healthy growth during the next several years.

You definitely want to save up all of the money you can so that you can show solid reserves for the duplex and primary residence.Would it make sense for you to keep the primary residence as a rental when you move out?
