There are many small details that need to be taken care of & if something goes wrong you will have a lawyer that will have some ownership with that contract.As far as using a title company I am not sure what you state requires.Ray 8) [/u]

Our hoa and property management company work together to manage all the lawn care needs.Last summer, one of my next door neighbors who was 8 years old was running on what they claim was my yard area and stepped into a hole and messed up her shin pretty badly.

They will likely try and you should take care to include obvious disclaimers that you do not officially represent the HOA or the board.You can easily build your own site or use one of the many services that host web sites for HOAs.
