And simply saying "wipe them down" ignores the fact that there are nationwide shortages on cleaning supplies, disinfectant wipes, hand sanitizer, etc.I can tell you that every single PM is making very difficult choices right now.

If I know I have a big increase, I will typically push that conversation to about 3 months ahead, simply to give tenants time to look for a new place.

While it will likely be a few thousand dollars now to do all of this, you will likely never need to touch it again, looks nicer to tenant (and maybe be able to increase rent a touch) and when you sell, you will likely get a premium simply becuase it is maintenance proof to the new owner.
