Maybe I used the wrong PM, but I had a bad experience doing that.

A lot of manpower is lost.As we approach our busy section 8 season (for us April - July) I am looking for better ways (more affordable and efficient options to the investors bottom line) to plan for and execute the workload which may include hiring someone that has section 8 experience to handle our CHA inspections(and associated maintenance work) or a company that we can outsource when the weeks get slammed with inspections. 

Recently I have been thinking about investing out of the state and I noticed Pennsylvania has significantly lower prices. does anyone have any experiences with Pennsylvania, So far I have been looking around the Scranton Area. 

I'm brand new to investing (aka no experience, no doors) and have heard on multiple podcasts that short term arbitrage can be an effective way to get started.

And I have quite a bit of rehab experience even though this is my first purchase of my own.

I purchased a house as Subject to from an investor.  He gave me the Power of Attorney from seller, filed general warranty deed and many other documents.  I have been updating the house and making the mortgage payments...

Some MICs in Canada may diversify their portfolio to include anything from smaller second residential mortgages to mortgages for commercial development properties.I have found in my experience working with B lenders (i have a long list of them) is that each MIC has its own investment strategy. 

I only comment on things that I have personal first-hand experiences, and I hope others would do the same.
