Is it in your back yard, easy to get to?  

If occupied, I suggest tape a letter to the door.If all of this fails, if house is totally vacant, and has been vacant awhile, put a "For Sale" sign in the yard with your number.

Posted a For Rent / Open House sign in the yard the day of along with mylar mickey mouse balloons at each turn from the main street...

I often clean nose smudges off the windows, sweep the floor, clean up the yard and stuff like that just to be nice and build good customer relations.  

I have a team in place to take care of snow and yards along with management.  

I would recommend at least a quick pass at marketing yourself if no more than a FSBO sign in the yard for a week.  

I’ve had my share of financial difficulties in the past and was able to salvage my self-respect and dignity even though it was hard at the time and I wasn’t sure how things would work out.

Also, all of the other neighbors on the block have a 4-5 car indoor garage (separate units like a storage unit) that is tucked away on the back of the yard in front of the alley.  

Invest where you can afford to invest, it does not necessarily need to be in your back yard.  

I just put my sign in the front yard and within a couple of days I had 5 or so great suspects to rent my property.
