I have a tenant that is regularly late, he forgets and when he remembers, he pays the late fee.If by the 15th I have not heard from you or you manage to get to 30 days, I will consider eviction.

Would you recommend removing some of the garden that needs regular upkeep and just making it more plug and play?  

I see her  rationale if you get an apartment it is  a much better life on a regular basis then a hotel.
