@Joe Holly  your tenant base in the B - C and D  are mostly money order folks and cash.REason:1. bounced to many checks and they are in a federal data base and will never be able to open a checking account under that SSN again2. foreigners  Hispanics don't trust banks and just use cash.The Aussie clients I had were astounded that renters could be in such a place as their system is far more advanced than us... no checks in AU  everything is electronic.

Practically speaking, that means that any safety issues (unsound structural items, unsafe wiring, etc.) and "broken" systems of the house (plumbing, heating, insulation, etc.) will need to be fixed.

I've used someone on Yelp for a couple of appliance fixes and a family friend who helped with an electrical problem, those have been fine but there isn't a system in place to easily route problems to solutions.My question is, for DIY landlords out there, how do you assemble a list of service providers when you first became a landlord (e.g. handyman, plumber, electrician, etc)?

Some good info for a base of knowledge and conduct your business legally but most not very useful.Focus on systems to serve clients at a high level,  your sales skills, negotiation and ways to get leads.

The other issue is ROI - you'll need quite a bit of plumbing; if you have a lot of galvanzied pipes in poor condition and low pressure you may want to consider pex anyway, at that point you could seperate the systems out.
