@Kevin Cardinale, rehabbing isn't as easy as they make it look on TV.

Janessa,not saying it cannot be done, but i wish you all the luck. that is a good goal, but real estate is not a get rich quick thing like they show on tv. if you have enough money or happen to invest in some big apartment complexes' you may reach your goal.

I have been looking in the Phoenix area, and have been hard pressed to find a 4plx that has the numbers that work for me.

There are properties that show up at auction that do go to investors, but its not like they show on TV.

But when the buyer cannot secure the financing I would be hard pressed to say the agent did their full job.

I say no to an agent cause some times they will press you to a more expensive property for the commission involved.  

Good evening BP,So after landing my first cash flowing deal, education and making some of the changes @Scott Trench recommends in his book; (going to one car between the GF and I, we're working on getting rid of the cable TV next and I'v canceled some subscriptions.)

I mean you could just lock up their Lear Jet and sell it at auction like they do on TV if they don't pay   :)

I rarely watch tv any more.

Also, after the fact, I realized there were some places where I could have moved / added electrical outlets / tv outlets.
