I order all my flooring from here and have my contractor pick it up day of install.

Then pick some markets you are interested in investing in.  

Like a marriage, pick your partner carefully.

If you're mostly just after cash flow, I think Dayton would be a good pick.

Its also useful for me, since other lenders that offer mortgages before the 6 month refi period are doing it at 6-8% rates. 2 of my 3 properties have been acquired within the past 6 months so having this private money is a good investment for them, and also helps me bridge that day 1 to 6 month mark.As far as off-market, I'm trying to get my lead gen going a bit so I can pick up my own deals so I'm happy to say those methods are coming together.

I just moved from my duplex house hack after 10 years, I was able to pick up two 2 other properties in that time, and access enough equity to build an ADU at the duplex and at the most recent SFR acquisition for my family househack.

I just picked up my second property last week through a BRRRR strategy (bought turnkey for 77k, valuation came back at 124k, put an 80% HELOC on it the next day work 99.2k!!). 

Don't pick just any attorney - find one that has a specialty in HOAs. 

One thing I picked up from the BP podcast was offering tenants who were behind but had jobs to pay their rent every other week on their payday.
