My question is what ability we have to enforce certain “policies” such as requirement to maintain renter’s insurance(their leases don’t require it) prescribed method of payment (they currently deliver cash to the landlord’s local bank) or increasing their deposit (some are as low as $100, and one tenant has no deposit at all)?

No - Chesky is wishful thinking. a) Most people are not nomadic in nature b) It takes a lot of money to travel and stay at Vacation Rentals (the cost of the rental, food, auto and gas, etc.)For most people, STR trips will continue to be a nice little getaway alternative to traditional hotels....although I believe their usage will grow a good bit anyway.

We've been pleasantly surprised by the level of care our current student renters have taken, aside from the their lack of housekeeping skills.I was thinking of white cabinets as the house gets lots of natural light and for the overall investment of the home, they would work well.

If doing this on a rental property the increase in mortgage might make me negative cash flow due to the rental income not covering the mortgage.... so how can you build wealth or make a profit by using this method of buying houses with equity on your existing properties?
