Andrew Johnson “I use Appfolio out of santa barbara, ca its definitely not free and my property mgmt company passes those costs down to me which I think is around 50-60 bucks a month based on number of units under the service.I am able to see all reports from rent rolls, cash flow statements / trailing 12 month cash flow, tenant ledgers, maintenance requests, dialog between tenants and mgmt staff, resolutions to maintenance requests, move in pictures, move out pictures, or video, and many more features.What I like is that it allows the vendors to be in a dialog/text/chat box so they are prepared (vendor) prior to job assignment with lockbox codes, scope of work and pictures before they even go to the site so we dont waste time figuring things out and run up a huge $$$ bill for lack of efficiency.”

I have come to expect to be looking at pictures taken during the walk through and inspections we did while purchasing the property, but not all damages can be seen in them (furniture may be blocking a hole punched in the wall, for example).

@Susan O.It is difficult to provide specific advice without knowing your total tax picture, but I believe that if you have truly legitimate deductions with all the receipts and a valid purpose, you should claim them.Depending on the overall impact on your tax situation, your advisor may or may not have a point.I would recommend you get a second opinion from another advisor.Good luck and I hope this helps.Ed

I installed software on a laptop and added license.I can set up zones in camera field of vision to look for motion and when detected it sends me an email with a picture of what triggered the motion.I can then go to my computer or my phone and rewind video or see live video of my front yard.

@Denise Evans but I have pictures of the people moving out and basically the property was abandoned right after the tax sale so I think it is my responsibility to make sure a busted lock that I can't lock is replaced and that I don't get weed liens I could have sworn I read that.
