I wanted to apply for home equity loan for investment property but I am not sure when its more beneficial to do it.

Which indicates the seller's are slightly gaining more control.

My wife and I are high income w2 and thought it would be a good idea to expand our portfolio with real estate to help with taxes.

Not being able to get a vacation loan is hard because you have less leverage, I would try and find a 15% loan for the same reason (more leverage tends to be the way to go in my opinion).
