Hi Kenny:I myself am relatively new to Mobile Home Park investing, but I have spent the last 8+ months in a deep dive educating myself, from the Mobile Home University boot camp, to listening to every podcast under the sun on this niche, to reading books, blogs, etc. 

Due diligence is my favorite work, though I sometimes may spent excessive amount time on it.

Of course, I spent 30 minutes in the shower cleaning myself, but I could cut that down to 15 minutes if I cover myself better!

I have read some books and spent countless hours on here as well as youtube trying to educate myself in all that is wholesale.

I've spent quite a bit of time on BP in the last several weeks, and noticed far more incidences of newbies starting strong and burning out/quitting than I have successes, and I thought 90% was a pretty accurate estimate, if not conservative.

I have spent the last six months reading and educating myself with books and blogs.

Once I arrived in my 20’s I entered the world of retail management and spent many years moving through the ranks of various retail companies, mostly apparel.

I've already spent a lot of hours on this and I'm afraid I'm just getting started...Has this happened to anyone else?  

In the beginning of my rehab days, I would have spent well over what was necessary to sell my property while still giving the buyer a good quality home.  

Sept 2012, I run into Tax sale, I spent 7 months doing my research on this subject.
