That is why I will not be having skin in the game in buy and holds, I ran my number and I have better returns on another avenue, only a development project will equal to what I am getting now. ~20% c/c is not enough for me.

Because the highest ROI is about 1000 miles away from me where I own a number of properties that make a ton of moneyI tend to buy in the Southern half of the US for 3 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.

lol :) I wanted to add that I ran my numbers though the calculator with conservative estimates the cash-on-cash return, if I were renting both units, is 20.7%.

In 2012 I had an 04 Chevy Colorado pickup that was paid off and I needed a few thousand to invest in my business (which I ran with that truck).
