-What are ideas you have had to try and generate more cash flow from properties with current tenants that you either have implemented or haven't over the years? 

We also got to know them and their businesses, and proactively offered our expertise to help improve their operations - my husband and I both come from corporate careers in the NYC advertising industry, so marketing, advertising and customer service are our specialties - we studied their business and put together a new marketing strategy and investor relations guidelines/procedures, which we presented to them (we helped them implement the marketing strategy and hire a full time investor relations manager too).

@Artem Belayev i use LUX. they have been awful. do not buy them. my contractor cant figure them out. its been a mess to be honest. i am going to put the old ones back on and put the thermostat cages around them. i have to admit that is smart with what you are doing with the overage. i may need to implement that. thank you for sharing that. 

I have a couple of rental properties in Knoxville and looking to get more to implement the BRRRR strategy.

Most people don't have the knowledge or time to spend developing their own website, implementing SEO, creating integrations, etc.

The late Barney Zick was my best teacher of notes and private money marketing.If you read the right books and implement, "thinking outside the box" with real estate, solving problems for buyers and sellers, you will excel.  

Currently I have a number of SFH and student rooming housing.I will start to implement some of these ideas. 

The one thing I will never do though, is implement a pre-payment penalty.

I have several properties to book this holiday season and I like the idea of decorating them to offer guests a Christmas atmosphere inside.What other ideas have you implemented for this?
