I have been googling "multi family homes for sale in (insert city)".

We also have bought by the train station since there is development happening over there (you can google Roebling Lofts). 

This caught me off guard since I was expecting to only need 25% down.I have never applied for a loan that high before, but doing some Google searching it seems this is in fact the limit, unless you are in a higher value area.https://www.fhfa.gov/Media/PublicAffairs/Pages/FHF...The other option I have is a commercial loan but that is only giving me a fixed rate for 5 years and I want to hold the place long term.

Search either Google or biggerpockets for your area.

You can also check their reviews online at Google, Facebook, or Yelp.

Google them or go on Amazon.  

I did extensive online research into the neighborhoods, reached out to property managers for opinions, and used google maps. 

Google Maps view, Rentometer.com - there are so many great sources to find out and take a data driven approach rather than a "gut feel" about the neighborhood.

You bet your monkey butt it is... till it is all on automatic.The "hard" part is ranking 1 on google because it is a lot of work.
