Basement - a couple of things 1- is not completely dry has humidifier that I turn on now and again to lower moisture as floors (concrete) can get some water in it. is this a problem for a rental?

If something doesn't look right wet, it won't look any better dry.Don't run your roller dry or dip your brush too far in the paint.

As dry as it is there, you should be able to put a 6 mil plastic moisture barrier down, overlap and tape the seams, This will block ground moisture from getting to most of the wood.A french drain and sump pump are required when water comes in and has to be channeled and pumped out on occasion.

8-unit apartment, congrats, @Zach Robbins.Lots of checks/kuddos here for you my friend: Majority 2bed/1 baths while also allowing for the 1bed/1baths.Coin Operated washer and dry.5 Year old roof – huge so do not have to worry about replacing anytime soon.Pitched roof!
