Call them and see if they are looking to buy more properties in this area, and ask their criteria(price, bed/bath mix, cash buyer or financing, wholesaler rehabber or landlord, etc..)

Eddie - I've struggled with this a bit too, but I have 5 units rented right now (mix of duplex and sfh) and it doesn't feel like much of a problem.

I talked with a couple guys that were experienced doing them and they had mixed reviews about them.

However, I'm getting mixed messages about what is required by banks.

The tricky part in the beginning is you will have a mix of owners and renters... and that can be a bit sticky as owners look at the park very differently than renters do...

One of our tenants is a waitress and she has gone from 4-days a week to 6, with a couple of double-shifts in the mix, and she is still making less money then she used to.

The good news is all of the objects in your way to success can probably be overcome through 3rd parties, education or a mix of both...

They all rented.I pointed out that they ate out 2 nights a week, they bought lunches every day, their wives had lots of expensive clothes and had their hair and nails professionally done, they went out drinking in bars, and they owned at least two nice new cars.They never did get it.

This kind of ranting is the cause of drinking two Monster energy drinks instead of just one in the morning :)
