The 2 rates I got in 2011 I don't think I can beat ... 3.5% on a single-family and 3.625% on a duplex.I have another single-family from 2005 where the rate is 5.125% which is high compared to today's rates, but the balance is only $35,000 so I doubt I could refinance without it costing too much.

-This might be the one feature that I haven't found in their software.tracks tenants, shows which tenants are behind on rent, lease management, etc.From my front page I can see how many leases I have ending in 30 and 90 days, as well as how many tenants have outstanding balances.

@David C. the added atty fees, interest, force placed insurance, taxes ect could easily bump that number up to 125K assuming their original loan balance was somewhere in the 95K range to start.

Well I've always operated on the theory that SPENDING any money reduces my PROFITS, so I'd be pretty careful before BUYING anything, even about spending the extra money, or keeping an extra balance in a seperate checking account.I have no idea what the software costs, but this site offers as much or more and it's FREE!

In REI as in life things don't always go as planned.I've been doing REI for almost 30 years, there were times when the % of my net worth in REI exceed 60%, but I generally tried to keep it around 40%, which I think is a good balance.
