As a buyer am I expected to compensate multiple contractors even before buying a home?

Unfortunately, some states don't require a PM to be licensed (MD, where I am, is one of them) so you have anyone with a computer and basic bookkeeping skills assuming they are qualified to manage a property.

Try your best to not let emotions get involved either way.Once you arrive at the purchase price where the numbers work for you in a perfect scenario then ask yourself  "Am I willing to lose this deal over "x" amount of dollars" If you aren't willing to lose the deal over lets say an extra $3k on top of your H&B than offer that number.

What am I forgetting or should I include in my numbers not stated above?

For experienced investors: am I in the ballpark on this?

Has anyone else went down this path before, or am I just being over careful in my lease?
