If a deal like this pops up every month that is different than one popping up once a year.It might be out of a courtesy they are coming to you first since you have expressed ongoing repeated interest in the property.

Thanks @Jason Hirko, problem I seem to be running into is finding a lender that accepts 20% down on a rental property even though I have no US tax returns or income or really anything American.

From what i've heard though, they make good tenants and there's rarely issues, especially when they're young privates and their landlord is someone higher ranking than them.Any other advice or tips on Canadian real estate investing you have would be welcomed, as most of the  research I have done is american-centric.Thanks again for your reply, Much appreciated

My suggestion was that you don't have to disclose in your LETTER, but you can disclose your status once a homeowner has CONTACTED YOU DIRECTLY to express interest.
