Many people would argue that term-life policies are better and one can "invest" the difference in premium where one chooses vs. being locked into the limited returns of the whole life policy. 

About directly investing cash; it can be argued that that is a benefit.

Be especially wary if they start arguing about the late fees before they have even moved in.

I believe there is a more accurate way to calculate pro-rated rent that covers the scenario of some days in shorter months being "more expensive" than those same days in longer months.Monthly Rent x 12 = Yearly Rent / 365 will give you daily rental rate.Let's not argue about Leap Year

You may argue that some would see a great deal as other would only rank it as good.

How can you argue against that?

Managing apartment units is not that much different than 20 single family homes and I can argue all day long that the economies of scale and ease of having one location to go to is more beneficial than the 20 SFR plan.

I finished my RE Sales Person course on Tuesday and during the class I wound up arguing with a couple of different "seasoned agents" respectfully about the fact that wholesalers existed here.  

Also, if it does escalate it would be harder for an attorney to argue you had no concern for your tenant's well-being.

It may seem that I'm trying to argue for the newer sun belt places, but I'm really trying to understand if I could be missing something, as it seems that there are numerous buyers for those older places.
